Short-term rental hosts face a quiet problem: gap nights. A guest checks out on Tuesday, the next one arrives Friday - and Wednesday and Thursday earn nothing. Across the industry, listings average 13+ empty nights per month. That's not a slow season. That's every month.
These nights aren't going to sell at full price. They never were. By the time tonight rolls around, the choice isn't between full price and a discount - it's between a discount and zero.

Built around respect for hosts
We know hosts are running a business. GapNights isn't about slashing prices - it's about recovering value from nights that would otherwise sit empty. Here's how it works:
Up to 3 gap nights per month
Hosts make a small number of unsold nights available - up to 3 per month. This isn't their full calendar. These are nights that were going unfilled anyway.
The discounts have to be compelling
We require meaningful discounts because that's the whole point. A half-hearted 10% off won't move an empty room at the last minute. But 75% off tonight? That books. Revenue the host wouldn't have had otherwise - plus a great review from a happy guest.
Hosts set their own reference rate
Discounts are calculated from the host's normal nightly rate (e.g. their Airbnb rate). We don't set prices - we apply a transparent curve to the rate they already charge. Hosts control the input; the math is simple and predictable.
The result: hosts earn real income from nights that were producing nothing, without undermining their full-price bookings. It's found money - not a fire sale.
The discount curve
The closer the night, the steeper the discount. Tonight is the deepest because it's the most likely to go empty. Each additional night steps up - still a serious deal, but reflecting the slightly longer lead time.

Minimums apply to very low-rate listings so hosts always receive a fair baseline. These prices are based on the host's normal nightly rate - the same rate they charge on Airbnb or Booking.com.

Cleaning fee
Set by the host and shown at checkout. Typically lower than Airbnb cleaning fees because GapNights stays are capped at 2 guests with a strict no-parties policy.
Card processing (2.9% + 30¢)
Standard Stripe fee on the total (subtotal + cleaning). GapNights Black members pay 0% processing fees - we absorb the cost.
There is no separate “service fee” from GapNights. Unlike Airbnb, we don't add 14% on top. The price you see per night is the accommodation cost; cleaning and processing are added at checkout and fully itemised.

We thought hard about this model. A lot of “deal” platforms pressure hosts into constant discounting that erodes their brand and their margins. We didn't want that.
GapNights is deliberately limited: up to 3 nights per month, per listing. Hosts aren't giving away their calendar. They're selectively filling gaps that were already going to waste. Because the volume is capped, there's no race to the bottom - and full-price bookings on their main platforms stay completely unaffected.
For guests, the constraint is the magic. A small number of nights means genuine scarcity - when a gap night appears, the discount is real and the stay is worth grabbing.
We think good pricing respects both sides of the transaction. Hosts deserve to earn from every night they can. Guests deserve honest prices without inflated fees. GapNights sits in the middle, making both possible.
For Hosts
Host plan: $99/year per listing
We don't charge upfront. The $99 annual fee is deducted from your first GapNights booking payout. If your first payout is less than $99, the remainder is deducted from the next payout until the plan is paid. After that, every dollar you earn from that listing for the rest of the year is yours - no commission, no per-booking fee.
